The Macallan Distillery, founded in 1824, is a world-famous Scotch whisky distillery located in Craigellachie, Moray. The Macallan Distillers Ltd, owned by Erdington Group, has built a reputation as one of the world’s leading whiskies and it is now a popular Scottish tourist attraction.

Initially appointed to install a new BEMS system at the site in 2016, the customer developed a requirement for a unique set of services that only BMSI’s innovative technology could fulfil. BMSI’s expert team were then engaged to develop a specialist and continually evolving range of services in order to directly benefit the experience of visitors to the distillery.

BMSI uses Bosch’s Energy Platform Services, to offer advice as well as carry out proactive interventions based on real-time issues remotely from their MediCentre. This allows BMSI to deliver a blended support maintenance service of onsite and remote PPM with a focus on resilience around reactive issues supported by a 24/7 callout facility. Data streams are hosted in one place, giving an accurate, 360 view and analysis of the building that is able to inform key business decisions and protect against possible future-faults in real-time.

The Remote PPM preview report provides the client with a smart-based solution to deliver cost effective maintenance and energy optimisation. This enables BMSI to profile this data, analyse the performance of the building and include analysis on control loop performance, fault prediction and issue correlations.

52 Lime Street

Located in the heart of the City on the corner of Lime Street, the Scalpel is a luxury commercial skyscraper that is now a prominent addition to London’s iconic skyline.

Originating as a nickname, ‘the Scalpel’ (as coined by the Financial Times due to its distinctive angular design) has now become the official designated name for the project which was the first building of its kind to be certified ‘Excellent’ under the 2014 BRREAM standard.

Working with Skanska on the development, BMSI initially provided a full Trend/Tridium BMS and Energy Management System. This comprised of 80-plus control panels across the entire site and a building-wide EMS system operating from roof to basement. The BMS consists of approximately 20,000 points plus an energy management system networked to over 1000 meters across the 41 floors.

Following completion of the development in 2018, BMSI have continued to work with various contractors on the project, and to date have completed 32 of the 35 floors to CAT A and CAT B standard. These projects have been extremely fast moving to ensure that occupancy can keep pace with tenant demand.

BMSI’s unique support services have since been engaged at the Scalpel via our Remote MediCentre technology. Working with Bosch’s Energy Platform Services, BMSI are able to deliver a bespoke Support Agreement under the supervision of our expert London Support Team. With the capability to run continual diagnostics checks and amendments to the working environment, our support solution provides accurate energy data analysis to the client in real-time.

The Scalpel is an extensive site with 952 submeters throughout and BMSI’s team utilise a mixture of weekly engineer visits, proactive energy management via MEDIC and reactive remote support to create a support solution meeting all of the client’s requirements. By applying the

Diagnostics alongside regular maintenance, BMSI is able to carry out a more targeted approach that enables the engineer to use their time more efficiently when on site. They achieve this by monitoring all critical controls loops 24/7, enabling us to see when plant is starting to fail and carrying out remote maintenance before it becomes an issue that cannot be dealt with remotely.

The BMSI have team have really added value to 52 Lime Street utilising their MEDIC platform which is not an out of the box analytic solution but is scalable to target in closer detail any asset / item of plant. The team have developed their reporting system to suit our needs and have kept things pretty fluid in this respect.

The energy reporting has also been a real benefit through the Covid-19 pandemic, to highlight how much energy the building has saved.” Commented Jim West, CBRE account manager.
